This
fine equine breeding facility is situated in a scenic quiet

The land consists of two
parcels. A 14.5 acre parcel includes all of the buildings,

The second parcel is 14.4 acres and has approximately 10

The main 71x36 barn is concrete block
construction and features thirteen 12x10 stalls. The custom
stalls are tongue and groove with metal hardware and sliding
doors. Seven of the stalls have exterior access to 10x22
mare turnout areas. The other 6 stalls have removable
partitions and easily convert into three 12x20 foaling
stalls. Other amenities include a 12 ft. aisle, 200 amp
electric service, individual stall lights on a timer system,
all wiring in conduit, and a 3 year old roof with Elk
architectural shingles. On the south side of the barn
overlooking the pastures is an 11x72 overhang. Attached to
the main barn is a 54x72 indoor with 15 ft. high doors that
could be used for an exercise area, hay and bedding storage,
additional portable or permanent stalls, a wash area, or
machine storage. There is a 36x14 workshop in the indoor
arena which includes a concrete floor that could be
converted into a tack room or office area. The workshop has
2x12 ceiling joists and 12 inch insulation to provide
maximum warmth during the winter months and allows for
additional hay storage above the workshop. The paddock area
includes a 17x36 block run-in barn with a metal roof.
The farm features a 1,200 sq. ft. living
quarters for the prospective buyer, a farm manager, or
resident trainer. The all block building includes a large
10x29 living room and entertainment area, a 19x11½ kitchen
and dining area, a 9x11 sitting area, full bath, and three
11x10½ bedrooms with lots of light. All of the windows are
Anderson argon filled dual pane with storm windows. Other
amenities include electric heat with individual thermostats,
200 amp electric service, a 58 gallon electric hot water
heater, 3½ inch insulation in most of the walls, large
amounts of insulation in the ceiling area, and ½ inch
Styrofoam insulation between the perlite filled block.

If you do not need the entire 28 acres, the property is also
being offered as the 14.5 acre parcel with all of the
buildings for $325,000. The seller is willing to lease the
additional 14.4 acres if more pasture area, etc. is desired.
